The complex is situated in the town of Obzor (along the Bulgarian Black Sea coast) at a distance of about 60 km to the south of Varna, and 62 km to the north of Burgas (both Varna and Burgas have international airports). The complex is situated right beside the coastline, at 40 meters from the water boundary, and occupies a surface area of 2,608 sq. meters. On the right side of the complex is the Stara Planina (English: Old Mountain) national reserve, and on its left side is the forest park area of the town. Along the sea shore, an 800 meters long and 4 meters wide walking alley reaching the center of the town of Obzor (with a population of around 4,000) has been paved with paving stones. As part of the implementation of the European program for the development of the Bulgarian Black Sea coast, a yacht club and its adjoining infrastructure will be built in the town of Obzor at a distance of about 200 – 300 meters from the MORETO Complex. The MORETO Complex has the status of an apartment hotel located in a quiet and cozy area and intended to provide carefree time of rest to well-to-do people. The total built up area is 6,480 sq. meters, of which 5,100 sq. meters as apartments (69 apartments), and 1,100 sq. meters as auxiliary areas. The complex edifice consists of three sections (blocks): А, В, and С, every one with its own legal status.

Beside the Complex edifice, the Complex infrastructure comprises a summer and a winter restaurant for 120 persons, a 180 sq. meters swimming pool, its water being heated through solar batteries, a 180 sq. meters shopping store, and an underground parking lot for 15 cars.
